01 / Site rounds

Site & grounds operations

A recurring attendance on the property to check what the weather, the season and the salt have done since we were last there. This is the core round most clients start with, and it is the one that catches problems while they are still cheap.

02 / Plant

Plant & equipment schedules

Pumps, mowers, compressors, generators, trailers and the rest of the gear a site accumulates. We build the asset register, track each item against hours or dates, and make sure the service actually gets booked instead of drifting.

03 / Turnarounds

Property turnarounds & checks

For short-stay properties and houses that sit empty between visits. Someone attends, walks the property against a checklist and produces a dated condition record — so a fault is found on a Tuesday rather than by the next guest.

04 / Logistics

Logistics & materials movement

Getting things to the site, between sites, or off the site entirely. Useful when a delivery needs someone physically present, or when plant has to move between properties without you driving the peninsula to supervise it.

Small works coordination

When a job needs several trades and someone to hold the sequence together. We scope it, get the quotes in a comparable format, schedule the trades and check the work was actually completed before it is signed off.

Operational records & compliance support

The administrative half of operations. Keeping the maintenance history, contractor details and site documentation in one organised place, so the paperwork exists when an insurer, a buyer or a regulator asks for it.

Engagement

How the intervals are set

There is no standard package, because a shed on a rural block and an occupied short-stay house do not need the same attention. The interval falls out of the walk-through: what is on site, how exposed it is, whether anyone else is looking at it, and what it costs you when something is missed.

Most arrangements land somewhere between a weekly round in peak season and a quarterly inspection on a low-risk site. Seasonal items — pre-summer readiness, post-winter inspection — sit on top of whatever the base interval is.

Work outside the agreed scope is quoted separately before it happens. Licensed trades are engaged where the work requires a licence, and we coordinate rather than perform it.

What we do not do

Being explicit about this saves everyone a conversation later. Where a job falls outside our scope we will say so and, where we can, point you to the right party.

Licensed trade work

Electrical, plumbing, gas and structural work is performed by appropriately licensed contractors. We arrange it, verify completion and file the certificate.

Real estate agency services

We are not a licensed estate agent. We do not let properties, collect rent, hold trust money or act as a property manager under Victorian legislation.
